Applied Data Consultants, Inc. (ADC) works with our clients to develop the best parcel mapping solution to meet your needs. We have mapped over 120,000 parcels over the last decade.
ADC’s team is extensively trained in all aspects of GIS, and has decades of combined experience in parcel mapping. Many of our employees have worked in county government and know first-hand how government operates and the challenges that counties face.
In addition to our technical expertise with ESRI GIS software and CAD data, we have years of experience reading and interpreting legal descriptions and understanding the PLSS.
CADASTRAL PARCEL MAPPING
Cadastral Parcel Mapping supports a wide variety of GIS uses because it represents the true spatial position and dimensions of the parcel legal descriptions.
- It is based on highly accurate ground survey and/or GPS based control framework.
- The PLSS framework (section, quarter, and sixteenth lines) is based on precise coordinates for the PLSS section corners. This provides the foundation for all parcel creation.
- Mapping is done based on original legal descriptions for the parcels (including certified surveys, plats/maps of survey, subdivision plats, deed descriptions, etc.)
- Traverses from COGO’ed surveys are saved before rotating or adjusting closure so there is a permanent record of the COGO’ed survey.
- Gaps, overlaps, and other parcel problems are identified and documented in the final parcel map database.
INDEX PARCEL MAPPING
Index Parcel Mapping is typically performed where it is important to have a mapped reference of parcel locations but GPS-based control framework is not available.
- PLSS framework is based on the best available sources. Sources may include existing surveys, USGS 1:24K topographic maps, digital aerial photography, etc.
- Mapping is done using a similar process as Cadastral Parcel mapping. COGO and other parcel construction methods are still employed to create the most accurate parcel data.
- Problematic areas are not as easily identified due to the less accurate base data. However, parcel discrepancies can still be noted in the final parcel map database.
PARCEL MAINTENANCE
After initial parcel mapping has been completed, there is always a need for parcel maintenance. Parcel splits need to be added to keep the data up to date. ADC provides parcel maintenance for counties that do not have the in-house resources to keep the data up to date.
- CAD to GDB conversion.
- Disconnected editing and GDB replication provide the tools to easily transfer data back and forth between ADC and our clients.
